THE current global financial crisis has affected almost all sectors, including the property sector. Within two years the property business here will be sluggish, say analysts. Sales of condominiums, especially the apartments subsidized by the government for the lower income market, will slow down and office building sales will also decrease sharply in 2009.
Indeed, the macro economic indicators have worsened during the third quarter of this year. The inflation rate is currently the highest in the past three years. The rupiah value has weakened against the U.S. dollar. Bank interest rates for loans have gone up and stock prices have dropped. The
After large numbers of government-subsidized condominiums entered the pre-sales market last year the number gradually declined in the middle of 2008. However, new construction has started for middle and upper class condominiums. The locations of both are in premium class areas in the city, such as the Central Business District.
Actually, the overall situation is not getting better. It is understandable as banks that used to provide huge loans are now putting a brake on lending and have to think more than twice for such project loans. "No real lending, no real speculation," they say. This kind of situation will last at least two to three quarters until next year, said Arief Rahardjo, associate partner for strategic consulting of PT Cushman & Wakefield Indonesia.
Still there is another scenario that shows that the property business in
Expatriates, who earn in dollars, will take advantage of the situation, he said. "Here lies the great potential in property purchased by expatriates, including foreign businesspeople," he said.
Such potential has been proven by the sales of an apartment complex called The Wave Epicentrum in Kuningan,
According to Handoyo Kristianto, chairman of Real Estate
He added that once the government revises procedures for property ownership by expatriates the sales will automatically go up. Currently expatriates only have a usership right for 25 years, which is extendible to 70 years. "For expatriates such procedures are complicated," he said while highlighting the huge potential for property ownership not only here in
In every difficult situation one can always find an opportunity, say the wise men. That is why in spite of the future stagnation in the marketing of condominiums and apartments developers do not seem deterred from carrying out new projects. One way is to work on a specific target or niche marketing. PT Asiana Lintas Development has taken such steps in its marketing. After successfully marketing its Nirvana Kemang Apartments it is now constructing Senopati Suites on Jl. Senopati, Kebayoran Baru,
Built on 2,600 square meters of land close to Sudirman Central District Business (SCBD), Suropati Suites comprises 17 floors totaling 86 apartment units. There are various sizes of units, from 124 to 440 square meters. The price is Rp 15 million per square meter. "Until now more than 35 percent has been sold," he said.
Meanwhile, no less aggressive in its marketing is Agung Podomoro Group. One of its construction companies, PT Cahaya Mitra Sejahtera, has just completed Permata Hijau Residences in Permata Hijau,
The high-rise exclusive apartment buildings are situated on a 7,000 square meter area and combine a modern minimalist architectural concept blended with a tropical park. There are two towers here, Abelia with 33 floors and Bromelia with 26 floors. "We prioritize owners' privacy as each floor consists of only two units and is served by two elevators," said marketing director of Agung Podomoro Group, Indra Widjaya Antono as quoted by Kontan.
Agung Podomoro markets only 250 units with 100 square meters for three bedrooms and 200 square meters for four bedrooms. The price of each unit ranges from Rp 1.6 to Rp 4 billion. Since the marketing launch in December 2006, 80 percent of the units have been sold. The demand is quite high, said Indra, because expatriates, for example Koreans, Americans and Australians like Permata Hijau area. "Many of them rent in this area," said Indra.
The market for Permata Hijau Residences is also targeted mostly at expatriates who have become a target market of several other developers of apartments in the area. Other apartments in the area include Simprug Teras, Simprug Indah, Permata Saphire Regency and The Bellezza, which belongs to Gapura Prima Group. Compared to other residential areas, Permata Hijau is an attractive residential destination for expatriates.
Meanwhile, Chairman of Real Estate Indonesia (REI) Teguh Satria is optimistic about the property business in the country, predicting a 25 percent growth in the sector in November and December 2008 provided there are no extreme global economic changes. (Burhanuddin Abe)

HAVE you seen the film Pimp My Ride on MTV? The film shows how a car in very bad repair is modified into a flashy one. The owner of the car cannot even recognize his car as it has assumed a new appearance after being modified by a TV crew, or rather a modification crew. Although it is completely different, it is adjusted to suit the personality of the owner.
So, modification is nothing new. It is a smart way to get a new car without having to visit a car showroom. In other words, you simply have to repair the car and introduce some modifications according to your taste.
Paris Hilton, actress and heiress of the Hilton empire, has good taste in cars. This beautiful and sexy artist puts her trust in West Coast Customs (WCC) to modify her Bentley Continental GT.
One of the cars in
Of course, you don't have to be Paris Hilton to have your car modified and neither do you have to wait your turn to appear on Pimp My Ride. You can modify your car yourself to suit your taste any time. Of course, you had better consult a car modification expert first. You can consult an expert about the engine, the accessories and the design so that everything suits your taste.
Modifying a car is certainly not an easy thing to do but if you can successfully modify your car you will certainly feel proud and your time, energy and money will be well used.
To modify your car, you need passion and, more importantly, technical ability, which you can discuss with a professional. Basically, the aspects to be take into account are the type of the car to be modified, the concept and its execution.
If you wish to modify an automobile, you must pay careful attention to its type. Find out which category the car belongs to. In this way you will avoid any mistakes. Otherwise you may modify an SUV (sport utility vehicle) with a city car approach, for example. Each type of automobile has their own distinct style and specifications.
Originality of Idea
In every car modification, try to come up with fresh ideas. This means that the car modification is not simply a repeat of what other people have done. Originality refers to aspects from the use of new things that are rarely available, to a new modification technique or to a new model of the body or wheels.
If someone tries to apply new ideas in car modification, the cost will be high because it requires a lot of trial and error. It is often the case that you may have to sacrifice the modification items to acquire a modification master in order to gain a new model. However, if you are in search of satisfaction, it is all worthwhile.
One of the important steps in car modification is certainly the execution. The idea may be unique but if the modification technique, detail and composition are not in place, it will not be possible to execute.
Modification means demonstrating an ability to apply an idea in practice to produce a fascinating product. That's why car modification demands a high level of a artistic ability and technique. Care, earnestness and experience are the keys to ensure that the car modification will really go as planned and that the outcome will not disappoint. (Burhanuddin Abe)
THE competition in the SUV high-end segment is still quite stiff nowadays although the total market is relatively small -- only a few thousand units. Each brand offers various models with elegant designs and a wide range of facilities. While Multi Purpose Vehicles (MPV) are often referred as sedans, the current SUVs, especially the high-end ones targeted at the upper class, are often described as a sedan in the form of a jeep.
The competition is actually quite new due to a recent government decision to allow importers to bring in completely built up (CBU) vehicles, although previously some importers had already done so without such a facility from the government.
This recent development has given major importers, the opportunity to import and market their SUVs here, especially for European cars. BMW, for example, has introduced a BMW SUV with the luxury that is specifically BMW and GM has introduced its All New Chevrolet Captiva Diesel.
The competition in this segment is indeed unique, because the new models and brands have not reduced the number of customers of existing SUVs, but in fact the segment has grown in size and drawn totally new buyers. Some even say, quoting a local proverb, that the market of SUV is like a well with an endless source of water. It is not surprising, therefore, that quite a number of manufacturers and importers have joined the bandwagon in marketing their SUVs in
Honda CRV was the first brand coming from a major maker in the SUV segment launched in the middle of 2000. The next year, 2001, saw the entry of Nissan's XTrail as well as KIA's Sportage, which was first introduced as a vehicle used by the Medan Car Rally committee in 1995. Shortly afterward, other brands like Suzuki Escudo, Ford Escape, Mazda Tribute and Hyundai Tucson followed. After a couple of years Nissan succeeded in overtaking the market position and domination of Honda CRV, which had been enjoying the middle class SUV market so far.
What is interesting is that diesel SUVs are also in demand as diesel fuel is relatively cheap. According to Harry Yanto, Business Manager of PT General Motors AutoWorld Indonesia (GMAWI), the demand for the company's Chevrolet Captiva that uses gasoline, which used to be more than a hundred units, has decreased within the last few months since this GM authorized agent released a diesel variant of Captiva in April. "The demand has turned in the other direction, meaning about 120 units of diesel Captiva per month while the gasoline-fueled Captiva only sells about 100 units," he said as quoted by Bisnis
Besides the less costly fuel, the growth in popularity for the diesel version is because the target market consider Chevrolet Captiva Diesel 2.0L VCDi to have more power, which is generally characteristic of diesel engines.
GMAWI markets the gasoline automatic transmission model at Rp 292 million, while the gasoline manual version's selling price is Rp 262 million. The diesel Captiva is marketed at Rp 292 million. The automatic transmission version for the diesel Captiva is not available at the moment. In
Not wanting to miss out, Audi has also come up with a diesel variant, the Audi Q7 3.0 TDI, that carries a price tag of Rp 1.5 billion. It has a 3.0 liter engine that incorporates 233 hp with a 500 Nm torsion. Previously the company had launched its gasoline version, the Audi Q7 4,2-liter. The diesel variant has a number of superior features, such as a third generation common rail fuel injection system with a piezo inline injector that controls the amount of diesel fuel in combustion. It also has a turbocharger with variable turbine nozzle geometry located in the V6 engine to enhance the vehicle's performance.
Presently this V6 engine is the lightest of its type, while its air intercooler with double charge functions fully. Meanwhile, its diesel catalyzed soot filter fulfills the requirements of the Euro-IV Emission Limit. Audi Q7 3.0 TDI Quatro tiptronic can produce an acceleration of 0-100km per hour within 9.1 seconds, while the top speed is 210 km per hour. The diesel fuel consumption is 10 km per liter and the vehicle has a fuel tank capacity of 100 liters. With this amount of diesel fuel it can travel from
Gunadi Sindu Winata, president director of Indomobil Group, said that the automotive market in
Until now there is no clear explanation as to why the SUVs, including the premium ones, are so popular here, although the price range of even the middle class SUVs is between Rp 200 and Rp 250 million. Some marketers say that the floods that often ravage the country during the rainy season is one of the reasons behind the growing popularity of SUVs which have a high ground clearance. Others are of the opinion that potholes on many of
